What is a Rent Increase Notice?

A Rent Increase Notice (Form 4A) is the statutory document a landlord must serve to legally increase rent on a private assured periodic tenancy in England. From 1 May 2026, under the Renters' Rights Act 2025, Form 4A is the only lawful mechanism — contractual rent review clauses in tenancy agreements are no longer enforceable.

When do you need one?

Whenever you want to increase rent on a private assured periodic tenancy in England. The first increase cannot take effect until 52 weeks after the tenancy started. Subsequent increases must be at least 52 weeks apart. The notice must be served at least 2 months before the new rent starts, and the new rent must begin on the first day of a tenancy period.
