A Tenancy Deposit Letter is the document by which a landlord provides the prescribed information required by the Housing Act 2004 when a tenancy deposit is taken. Section 213 of the 2004 Act requires the deposit to be protected in an authorised scheme within 30 days of receipt, and the prescribed information to be given to the tenant within the same period.

Failure to protect and provide prescribed information on time exposes the landlord to a penalty of one to three times the deposit amount, and prevents service of a valid section 21 notice (now superseded by the Renters' Rights Act 2025, which abolishes section 21 from 1 May 2026).
